Designing a home can at times feel overwhelming, but here at True North we feel this should be an enjoyable process. The more time you give yourself the better!

When designing a home, people tend to get caught up in the little details.

  • “What colour should each room be?”
  • “Should I choose granite or marble counters?”
  • “Should the door handles be brass or stainless?”

…the list goes on and on.

Before you get caught up in the small details and have a Pinterest or Houzz board full of décor and paint colours, you need to determine a few key details.

1. What style of homes do you like?

Maybe you already know exactly what style of home you want. Or maybe you’re not entirely sure what each style is or entails.

Here’s our recommendation: browse different exterior styles to see what you like. They don’t have to all be the same. If you’re designing a custom home, you can take pieces of each into the design. Once you have a couple of photos picked out, try to think about what features of the home caught your eye. This information is very helpful to bring to your design team. A picture is worth a thousand words!

2. What does your home need to accommodate?

Start by making a list of requirements for your future home, things you need versus want. It can be as basic as main floor master bedroom, ensuite, walk-in closet, laundry, secondary entrance, or a garage.

A few questions you should ask when making your list are:

  • How many people do you need to accommodate? Regularly, occasionally? How many people do you want to sit at the dinner table?
  • Is this your primary or secondary home?
  • If it is a secondary home, will it ever become the primary?

3. Budget.

Determine the amount you’re planning to invest into the project.

A budget helps you focus on what’s most important and ensure you don’t go beyond your limits to the point where you can no longer enjoy your home or cottage. This doesn’t need to be an exact figure. It gives your design team a range to create your home within a realistic expectation.

4. Look for inspiration.

Before you choose a floor plan, walk through different types of homes, feel how they are laid out, and get an idea for the space you require in different rooms.

Visualize how doors open into other rooms, where closets are placed, or even where bathrooms are to consider how you want to move within your home.

Consider multiple floor plans and images of other homes. Be very upfront with your design team on what you like and dislike. We can customize your home in the design stage for no extra cost.

5. Don’t assume every floor plan will work.

Floor plans are arguably the most important part of building a home. For one, they help your builder see where things are going to be. They also help you understand the flow of your home.

One of the biggest mistakes someone can make when designing their home is assuming that every floor plan will fit your lifestyle.1

Ask yourself:

  • Is this a forever home or a family cottage?
  • Do you prefer an open floor plan or individual rooms?
  • What furniture do you plan on keeping in your new home?

Focus on the most important aspects of your future home to decide on the size of your rooms.
